Over time, everything needs maintaining or adapting to meet changes in legislation, use or improvement.
Working under both traditional and Design & Build arrangements, we have a proven track record of successfully delivering the following activities:
Finishing and Upgrade Works
Partnering with developers and housebuilders often results in working on projects with previously incomplete roads, footways, public open spaces and other areas of the site. We are regularly asked to complete third parties’ works to achieve a uniform standard and timely completion.
We are often required to liaise with adopting authorities to coordinate the handover and adoption process on behalf of our clients.
Access Requirements
Changes in legislation or the nature of occupancy can result in the need to modify the access and egress arrangements for a building. Over recent years, we have carried out packages of alterations to add DDA compliant access ramps to existing buildings.
These are often carried out in areas of high pedestrian traffic and need to connect buildings and adjacent footways of varying ages, construction and state of repair. We have particular experience in carrying out this type of modification in a school environment.
Service Separations and Landlord’s Supplies
This project required the separation of existing external services from one of the buildings to create new Landlord’s Supplies for a new management company.
The services diverted were: –
- LV for existing CCTV system
- Data for existing CCTV system
- LV for existing external lighting system
- LV for existing pedestrian and vehicle access barrier system
As part of such projects, new power distribution can be installed and the new electricity services installation can be managed on behalf of the client. New BT supplies are also often required, together with a compliant ducting arrangement, to get the new service into the Landlord’s control room.
We pride ourselves on focussing on the asset users during the works, to minimise disruption to access, lighting levels and CCTV coverage.
Environmental Upgrades
The instances of privately owned and maintained water courses is increasing. Whilst a watercourse adds a feature of interest and environmental benefit to a development, they bring with them a maintenance obligation. In particular, trash screens can become damaged by debris and, in some cases, be deemed to be insufficient due to changes in legislation. In these cases, there is a need to replace the trash screen for a more suitable solution.
New trash screens require an in-situ concrete foundation slab to be cast on the line of the watercourse. This involves localised over pumping in accordance with the methodology specified in the permit agreed with the Environment Agency or Local Authority. Trash screens are designed and manufactured specifically for their location and can be powder coated to extend their lifespan.

Data Network Infrastructure
We have an in-house capability to modify electrical infrastructure including: –
- Renewing and replacing data cable
- Terminating cables
- Reinstatement of the floor terminals
- Labelling
- Testing
Electrical System Modification
We have an in-house capability to modify data network infrastructure including: –
- Decommissioning of redundant outlets and associated cabling
- Installation of new cabling
- Installation of new outlets
- Modification of distribution as required
- Test
- Commission
Traffic Calming
Once an asset has been in use for a period of time, it can become apparent that safety improvements can be made. Often, this includes the installation of traffic calming measures to existing roads, drives and car parks.
We have a proven track record of installing such measures in environments which need to remain open to both pedestrian and vehicular traffic.
